The house has a fresh paint job and we continue to do small improvements to make the next family more comfortable and at home. We have also had the land re-surveyed so that there is additonal land next to the barns for animals and at the back of the property for prime hunting! June 2015The last few months have been busy. We continue to ready the house. A month ago we had four new Pella windows installed in the dining room and have also painted it again.

We have finished one of the rooms and the star room is officially no more. Sad but it is really beautiful in contrasting whites and navy trim!

The final room is ready for sanding and we have hung the sign out front once again officially.

A few weekends ago the house was completely painted and looks great...my son had to keep reminding me why we were moving as I circled my beautiful farm house! :-(

We have also had the land resurveyed and have added a significant amount to the property on the other side of the small barn as well as land way out back. This place has it all and your own hunting grounds to boot! Cabin in woods, gift shop, barns, bedrooms galore, B&B? The possibilities are endless!

Getting Ready for sale...April 2015 Update

This past winter we decided to install electric heaters in two (which did not have heat) of the 5 upstairs bedrooms. While doing this we also decided to replace drywall. This is a timely messy process, however, when done it will mean there are 5 bedrooms up and a guest room down...lots of rooms for guests!
The upstairs bedrooms are wonderful with lots of old farm/home style (four of which have original hardwood floors). Two rooms are side by side with an attached large walk through closet between them. Perfect for siblings or an attached play room. There is a another beautiful room in the center of the house with a large closet. There are two options for the master bedroom. One overlooking the farm yard with picture windows and Pergo floors (this room could have a door installed in the hall to giving the room private access to the upstairs bath with Jacuzzi) or the other option... in the front of the house with an attached sitting room that was once a small bedroom. This room has built in pine shelving and hanging space as well as a built in ironing board cupboard. Additional storage/closet space between the rooms and an extra walk in closet...so much closet space!


We are finishing up trim here and there that we just never got to...they say that is when you do the little things in your home...before you move!


The animals on the farm have been slowly sold and we are down to only 4 alpacas and one incredible llama :-), chickens, peacocks and a little black rabbit.  One of the peahens is sitting on her nest and got an early start on breeding (their tails are incredible!)... and the chickens are laying eggs again and we have hung of the eggs for sale sign again by the road. It feels good to have eggs for sale on the front porch again. We love farm life...and if that's you next dream you will too!


Once done we will put it back on the market...oh, and finish emptying it of course!

The farm house is located only four miles from The Shops at Ithaca Mall, fifteen minutes to Cornell University, twenty minutes to Ithaca College, fifteen minutes to downtown Ithaca, and twenty minutes to Cortland. This home is located in the heart of the Finger lakes wine country!

The central location is perfect while still maintaining your privacy in the country. One of the biggest advantages to this home is that it is located in the Lansing Central School District, which consistently receives 8 and above ratings on GreatSchools.org.  It is only a six minute drive to the school but is right on the bus route.



The Barns and Animals


The Barns and Animals of Angel Tree Farm

The barns are an important part of Angel Tree. The larger barn is made of solid posts and beams. The construction of both barns is structurally sound, and dates back a hundred and eighty five years!


The barns house chickens, peacocks, alpacas, llamas, and a bunny rabbit. You name the animal and it has probably been raised in one of these beautiful barns.  The back portion of the larger barn has stalls for your animal of choice (in our case, alpacas) with sliding doors opening to all sides of the pastures and fields. We have maintained the roof and store four hundred plus bales of hay in the hay mow. The larger barn also houses our chicken coop. We open the door of the coop and the chickens free range safely in the yard and surrounding area, entering the coop again independently at dusk! The peacocks have stalls and a corn crib on the outside of the barn.

The second barn features a garage door that opens to more stalls and more pastures and fields. This space could be used for a car, tractor or farm vehicles. We run the entire farm with a four wheeler!
The other side of the second barn is the home to an 1830's blacksmith shop. The original broken stone floor has been replaced (by us) with a rough cut wood floor, and it functioned as our farm gift shop for a period.
The second barn has barn board and plaster walls as well as a primitive work bench made from old ammunition boxes. The blacksmith's forge and fire pit with original flue remain. Another unique feature of this blacksmith shop is a window (again, installed by us) into the barn to view the stalls. The barn has a set of stairs that can be raised and lowered on a pulley system and lead to an upstairs storage area.



When we decided to go into the alpaca farming business we knew we would need to make special time for family. We created a meandering path through the woods to a 10"x18" Amish built cabin in the woods, our own little Angel Tree campsite! It has been the site for the making of lots of family memories and time spent around the campfire.



This farm has meant the world to our family and we will forever cherish the memories we have made here.  Our children have their own journeys now and we plan to recreate a new home for them to return to.
